For Arizona summers and monsoon season

Local home checks while you are away

Sun City Grand homes can sit empty for weeks or months while snowbirds travel. For homeowners searching for vacant home inspections in Surprise, these visits provide routine visual home-watch checks while you are away. Arizona’s prolonged summer heat can put steady demand on air conditioning and make a water or cooling problem more stressful to discover late. During each scheduled visit, I check the thermostat and apparent A/C operation, look for visible signs of leaks, and document the home’s condition.

Monsoon winds, dust and rain can leave visible signs around the home. The exterior and storm-related items on your checklist are reviewed during the visit, with photos and notes shared in your secure report. These routine home-watch checks help you stay informed; they do not guarantee that damage or hidden problems will be prevented or detected.

Experienced eyes on your home

Maintenance experience that helps spot warning signs

Bill Karschnick is a fully insured Sun City Grand resident who personally performs every property-watch visit. His extensive professional maintenance and mechanical troubleshooting experience, including maintenance planning and hands-on repair work as a former industrial maintenance supervisor, brings a disciplined approach to each checklist. He can identify and address many minor maintenance problems when appropriate.

This is routine property oversight and home-watch checking, not a formal real-estate inspection or full-service property management. If something appears wrong, you receive photos and straightforward information so you can decide what happens next.

For existing property-watch clients

Additional Maintenance Assistance

Property watch is our primary service. Minor household repairs may also be available to existing property-watch clients with prior homeowner approval. Repair services are quoted and billed separately.

Repairs are optional and are priced separately from the $50 property-watch inspection visit. Work is subject to applicable licensing requirements and insurance coverage. Larger or specialized repairs may require a licensed contractor.

Straightforward answers

Sun City Grand home-watch questions

How often can you check my Sun City Grand home?

We agree on a visit schedule around your travel plans and the needs of your home. Many seasonal homeowners choose visits every two weeks. We can discuss the timing and your home-specific checklist during a free walkthrough.

How much does a property-watch visit cost?

A property-watch visit is $50. It includes the home checklist, timestamped photos, visit notes and a secure report. Any additional work is discussed and quoted separately.

Will I receive photos after each visit?

Yes. Each visit includes timestamped photos and a written checklist report that you can review through the secure client portal.

Do you check for water leaks?

During a visit, I look for visible signs of leaks around plumbing fixtures, appliances and other accessible areas on your checklist. A property-watch visit is not plumbing repair or a guarantee that hidden leaks will be found.

What do you check about the air conditioning?

I check the thermostat and whether the air conditioning appears to be operating and cooling during the visit. This is a visual home-watch check, not HVAC maintenance, diagnosis or repair.

What happens if you find a problem?

I document what I find with notes and photos and contact you promptly so you can decide on next steps. Property watch is our primary service. Minor household repairs may also be available to existing property-watch clients with prior homeowner approval. Repair services are quoted and billed separately.

Can you personally handle a minor repair?

When appropriate, existing property-watch clients may request minor maintenance assistance, such as a toilet valve repair or a garbage disposal issue. Repairs are optional, require your approval, and are quoted and billed separately from property-watch inspections. Work is subject to applicable licensing requirements and insurance coverage; larger or specialized repairs may require a licensed contractor.
